Terms of Service

Last updated 9 October 2026

The short version

Warden helps you track the legal deadlines on your rental properties — things like gas safety certificates, EICRs, EPCs and deposit protection. You get 30 days free with no card required, then pick a monthly plan to carry on. You can cancel any time from your account.

Warden is a tool to help you stay organised, not a solicitor or a compliance guarantee. You're still the one responsible for actually meeting your legal obligations as a landlord.

What Warden is

Warden tracks compliance deadlines for rental properties, stores your certificates and documents, pulls in public data like EPC ratings and council licensing information where available, and uses WardenAI to help read dates off certificates you upload.

None of this is legal advice, and using Warden doesn't replace getting proper advice from a solicitor or your local council where it matters. Automated lookups and AI-read dates are there to save you time, not to be the final word — always check anything important yourself.

Your account

You need to be at least 18 and provide accurate information when you sign up. You're responsible for keeping your login details secure and for anything that happens under your account. If you manage properties through a letting agency using WardenAdmin, separate terms may apply to that access — ask your agency if you're unsure.

Free trial and billing

Every new landlord account gets 30 days of full access from the day you sign up, free, with no card needed to start. Once that's up, you'll need to choose a plan to keep adding or updating anything — your existing data isn't touched or deleted while you decide.

Paid plans are billed monthly in GBP through Stripe. You can upgrade, downgrade or cancel at any time from your account — see the Pricing page for how plan changes are billed. Warden never sees or stores your card details directly; that's handled entirely by Stripe.

Refunds

Cancelling stops future billing straight away, but we don't automatically refund the unused portion of a current billing period. If something's gone wrong — a mistaken charge, a technical problem, anything like that — email us at warden.rent.compliance@gmail.com and we'll sort it out.

Using Warden responsibly

Use Warden only for lawful purposes connected to managing your own rental properties. Don't try to scrape, reverse-engineer or resell the service, don't share your login with people outside your own portfolio, and don't upload anything you don't have the right to upload.

Accuracy and limitations

Warden pulls EPC, flood risk and council licensing data from public sources, and uses AI to read dates and details off the certificates you upload. These are tools to help, not guarantees — public data can be out of date, and AI can misread a document. Always check the dates and requirements shown against your actual certificates before relying on them.

To the extent permitted by law, Warden isn't liable for fines, losses or compliance failures that result from relying solely on the service rather than verifying your own obligations.

Liability

To the extent permitted by law, Warden's total liability to you for any claim arising from your use of the service is limited to the amount you've paid in the 12 months before the claim. We're not liable for indirect or consequential losses — lost rent, lost profit, that kind of thing.

Ending your account

You can cancel whenever you like from your account. We can suspend or close an account that misuses the service or has unpaid bills outstanding. If your account is cancelled, your data stays in place and you keep read access to what you've recorded — you just can't add or update anything until you resubscribe.

Changes to these terms

We may update these terms from time to time as the product changes. We'll update the date below when we do, and continuing to use Warden after a change means you accept the updated terms.

Governing law

These terms are governed by the laws of England and Wales.
